Here are a few final EBay sales for the Avengers that I wrote down. Couldn't spend too much time on this because of work. Here in California and obviously on the EBay network Avengers early issues are going for above guide because of the buzz stemming from the upcoming movie as well as these issues being bonafide collectibles.

Also on the Fantastic Four i've noticed some odd pricing. Issue 261 to 245 is listed at 4.40 NM. How does one get to 4.40? I doubt enough books were sold at 4.40 in 9.4 condition to warrant this.
