There is a 1000+ post discussion of this book at the cgc forums.  It's well worth reading, as it gets into the really ugly side of the high value collectibles market.  In a nutshell, it is a real book (the owner is a cgc board member) that is consigned with Silver Age Comics.  Silver Age Comics is making a reputation of misrepresenting the pedigree and conditions of books.  The owner of the book is reluctantly admitting that the book has had significantly more restoration work than is being portrayed in the auction, but has so far declined to identify this work in the auction's description.

ETA: Shill bidding by the owner has been added to the shadiness of this auction.
